Delta, Louisiana is located in the northwestern corner of the state and is bordered by Arkansas to the north, west and south, and by Oklahoma to the east. The city has a population of approximately 97,000 people. Delta is home to several universities including Southern Illinois University Carbondale and Northwestern State University. The city also has a number of manufacturing plants including an aluminum plant operated by Alcoa Inc., as well as a number of oil refineries. Delta's economy is based largely on its agricultural production which includes cotton, soybeans, rice and cattle. The city's real estate market has seen significant growth in recent years due to an influx of retirees as well as families looking for affordable housing close to major employment centers.

The City of Delta was founded in 1892 when the railroad was extended into that area. At that time it was known as "Townsite". It was renamed " Delta" in honor of Napoleon Bonaparte after he had been defeated at Waterloo in 1815. The first land sale took place on October 2nd 1893 with 160 acres being sold for $1 per acre. In 1905 there were only 12 homes built within the city limits; however by 1925 there were over 1,000 homes built within the city limits making Delta one of the fastest growing cities in Louisiana at that time. In 1940 there were only 472 homes within the city limits; however by 1970 there were over 10,000 homes within the city limits making Delta one of Louisiana's largest cities during that time period.

Today there are over 20,000 homes available for purchase within Delta with prices ranging from $50,000 to over $1 million depending on location and size. There are also a number of apartment complexes available for purchase ranging from studios up to four-plexes with prices starting at around $100 per month
