Kansas City, MO-KS Federal Housing Finance Agency Home Price Index (FHFA HPI)

The Kansas City, MO-KS, Federal Housing Finance Agency (FHFA) house price index (HPI) is a weighted, repeat-sales index measuring average price changes in single-family houses in the Kansas City metropolitan area. The HPI covers sales of properties that have been financed with conforming first mortgages and is published by the FHFA on a monthly basis.

The HPI for the Kansas City metro area was flat in March 2019 compared to February, and was up 1.1% from a year ago. Home prices in the metro have now risen for four consecutive months on a year-over-year basis. The March 2019 increase marks the largest annual gain since August 2014.

On a month-over-month basis, home prices were flat in March 2019 compared to February. This is typical for this time of year as the spring home buying season has not yet begun. The FHFA HPI is based on data from Freddie Mac's Primary Mortgage Market Survey® (PMMS®), which covers about 75 percent of U.S. residential mortgage originations each month.* Freddie Mac began collecting loan application information in April 1995 and started reporting monthly loan origination statistics in June 1996; therefore, data are available only from those dates forward.* In order to provide more timely information on house price trends, Freddie Mac created an estimated all transactions house price index using its PMMS data and other publicly available data sources such as county recorder offices.* This estimated all transactions house price index became the FHFA HPI starting with data for January 1991.* For more information on methodology changes over time please see: https://www.fhfa.gov/AboutUs/Reports/ReportDocuments/house_price_index_methodology_documentation_03192019_v2finalpdf
