The Sacramento-Roseville-Folsom, CA, Federal Housing Finance Agency (FHFA) House Price Index (HPI) is a weighted, repeat-sales index measuring average price changes in single-family houses in the metropolitan area. The index covers the entire spectrum of home prices, from low-end to high-end.

Since its inception in January 1987, the FHFA HPI has shown that home prices in the Sacramento area have increased at a relatively steady pace. There have been some ups and downs along the way – most notably during the housing market crash of 2008 – but overall, prices have trended upward.

In recent years, there has been an acceleration in home price growth in the Sacramento area. This is largely due to strong demand from buyers and limited supply of homes for sale. As a result, many homeowners have seen their equity increase significantly.

According to the FHFA HPI, home prices in the Sacramento area are currently about 20% higher than they were just five years ago. This means that if you purchased a home for $100,000 in 2015, it would be worth about $120,000 today. Similarly, if you purchased a home for $200,000 in 2015, it would be worth about $240,000 today.

Of course, not all homes have appreciated at the same rate. Some areas of town – particularly those closer to downtown or with easy access to public transportation – have seen much higher price increases than others. But overall, there has been healthy growth across the board.
