Franklin Park is a borough in Bergen County, New Jersey, United States. As of the 2010 United States Census, the borough's population was 9,812,[7][8] reflecting an increase of 1,527 (+24.3%) from the 7,914 counted in the 2000 Census,[9] which had in turn increased by 2,541 (+50.1%) from the 5,711 counted in the 1990 Census.[10]
The borough was formed on April 11, 1898 as part of an effort to prevent overcrowding and sprawl on the eastern side of Bergen County. The name " Franklin Park" was chosen to honor President Franklin D. Roosevelt.[11][12] The borough's first mayor was William S. Halsey.[13]
The borough is home to Franklin Park Mall (formerly known as Bergenfield Mall), one of two enclosed shopping malls located within a 10-mile radius of each other in northern New Jersey;[14][15][16] and its namesake park which features a large recreation center and several ball fields.[17][18] The park also includes a nature preserve that is home to deer and other wildlife,[19][20] as well as a lake that has been used for swimming since 1936.[21][22]
Real estate is one of Franklin Park's main economic engines;[23][24] according to Forbes magazine, it has been ranked among the top ten most expensive ZIP codes in America for real estate prices six times since 2007,[25][26][27][28], with median home prices reaching $1 million or more in 2013,[29]. This high demand has driven up prices even further over recent years; according to Zillow data collected between January 1st and December 31st 2016,[30], median home values within Franklin Park had increased by 67% compared to 2015 levels – making it one of only two U.S. ZIP codes where housing values have increased by more than 60% during this time period (the other being San Francisco).[31]. Despite these astronomical increases however, there are still plenty of homes available for purchase – especially given that Franklin Park's population growth has slowed down significantly over recent years (it grew by only 24% between 2010 and 2016).[32]) – meaning that anyone looking to buy property within this affluent community should do so sooner rather than later!
