The land that now makes up Goochland County was first settled by the Monacan Indians in the 17th century. In 1691, English colonists established a small settlement at what is now known as "Old Goochland." The area remained sparsely populated until after the American Revolution, when many veterans and their families moved into the area to take advantage of its fertile soil and abundant natural resources.
In 1812, James Monroe purchased 1,000 acres of land in Goochland County for use as a presidential retreat. Over time, more and more people began moving into the county, and by 1860 it had a population of 10,000. In 1871, Goochland became an independent county; it had previously been part of Henrico County.
Today, much of Goochland remains rural and agricultural; however, there has been significant growth in recent years due to increasing demand for housing stock and commercial properties throughout Northern Virginia. Major industries in Goochland include agriculture (particularly tobacco), manufacturing (including furniture production), and tourism (due to its proximity to Richmond).
Real estate in Goochland is generally expensive compared to other parts of Virginia; median home prices range from $200,000 to $600,000+, with some areas reaching well over $1 million+. This high cost may be attributable to several factors: proximity to major metropolitan areas ( Richmond and Washington D.C.), excellent schools ( Goochland County has consistently ranked among the top five counties in Virginia for academic achievement), low crime rates (the county has one of the lowest violent crime rates in Virginia), and strong economic prospects ( Goochland County ranks fifth out of fifty-one counties in terms of GDP per capita).
