The history of real estate in Simi Valley can be traced back to 1887 when J.C. Nichols and Company began selling land in the area that would become known as Nichols Canyon. The first major development occurred in 1906 when Wm. Randolph Hearst purchased 1,000 acres (400 hectares) from J.C Nichols for $240,000USD. In 1909 he built his famous San Simeon Ranch which included a number of large homes including Casa del Mar and Kuleto Castle which are now listed on the National Register of Historic Places. In 1915 Hearst sold his ranch to Walter Annenberg who developed it into one of Southern California's most prestigious communities with numerous golf courses and mansions such as Hillsborough House and Fox Hills Estate which are now both listed on the National Register of Historic Places

In 1949 Charles Ebbets Jr., son of Charles Ebbets Sr., purchased 1,600 acres (650 hectares) near what would become Simi Valley from William Randolph Hearst for $2 million USD He began developing it into what is now known as Ebbets Field which includes shopping malls, schools, parks and residential neighborhoods In 1969 he sold Ebbets Field to General Motors who developed it into an industrial park In 1985 GM sold Ebbets Field to Westfield Corporation who continued developing it into a mixed-use complex including high-end retail stores such as Neiman Marcus and Saks Fifth Avenue along with office buildings In 2006 Westfield Corporation filed for Chapter 11 bankruptcy protection resulting in the sale of Ebbets Field to Simon Property Group who continue developing it into a luxury lifestyle center featuring upscale retail stores such as Neiman Marcus, Bloomingdale's and Barneys New York along with luxurious residences including The Breakers Palm Beach Resort & Spa
