The Rise and Fall of Forest Hill's Home Prices

Forest Hill is a suburb of Baltimore, Maryland. The population was 10,898 at the 2010 census. Forest Hill is located in northwestern Baltimore County and is bordered by Hampden Township to the north, Towson to the east, Randallstown to the south and west, and Loch Raven Village to the northwest.

The town was originally part of a tract of land granted by Charles Carroll of Carrollton in 1792 to his son-in-law Edward Lloyd. In 1811 Lloyd sold his share of the tract to James Witherspoon who subdivided it into lots for sale. The first house in Forest Hill was built on Lot 1 by John Eager Howard in 1812. By 1830 there were twenty houses in Forest Hill.

In 1851 a railroad line was built through Forest Hill connecting Baltimore with Harpers Ferry and Winchester, Virginia. This stimulated development as businesses opened along the line including a hotel (the Harpers Ferry House), a blacksmith shop (the Howard Blacksmith Shop), a bakery (the Lloyd Bakery), and several stores including an ice cream store (the Howard Ice Cream Store) run by Samuel Sisson which became one of Forest Hill's most popular businesses. A post office was established in 1851 with James Witherspoon as its first postmaster.

In 1865 Jethro Tull purchased Lot 2 from James Witherspoon and began building what would become known as Tull Manor on this property which still stands today near the intersection of Loch Raven Boulevard and York Road. Tull Manor served as Jethro Tull's home until his death in 1901; it later became home to members of his family until it burned down in 1951.

Development slowed after World War II but began picking up again after 1970 when new housing developments were constructed near Loch Raven Boulevard including Parklawn Estates (built 1972), Glenwood Meadows (built 1974), Willow Springs (built 1976), Brookside Gardens (built 1978), Stonegate Woods (built 1979) and Winding Creek Estates (built 1981). In 1984 construction began on The Towers at Glenwood Hills which would become one of Forest Hill's most prominent residential developments; it consisted of thirteen high-rise buildings containing more than 1,000 units each which were completed in 1987.

The 1990s saw continued development with new housing developments being constructed such as Arbor Ridge Villas & Townhomes(1991), Willowbrook Commons(1992), Highland Crossing(1994) , Woodlands at White Marsh(1995) , Heritage Crossing(1996) , Fox Chase Place(1997) , Briarcliff Manor(1998) , Bridle Path Farms(1999) . In 2001 construction began on The Shops at White Marsh which would become one of Forest Hill's largest shopping centers; it consisted of two high-rise buildings containing more than 100 stores each which were completed in 2003 . In 2004 construction began on Crossroads at White Marsh which would become one of Forest Hill's largest mixed-use developments consisting primarily of retail stores but also containing apartments and condominiums; it was completed in 2006 . More recently development has focused on residential areas such as Arbor Ridge Villas & Townhomes Phase II&III(2010 ), Regency Greens I&II Condominiums.(2011 ), Regency Greens III Condominiums.(2012 ), Arbor Ridge Villas & Townhomes Phase IV&V.(2013 ) , Regency Greens VI Condominiums.(2014 ). There are also plans for additional commercial development including an office tower called One Crossroads Place that will be located adjacent to Crossroads at White Marsh .
