Westborough, MA

Westborough is a town in Middlesex County, Massachusetts, United States. The population was 31,906 at the 2010 census. It is part of the Greater Boston metropolitan area.

Westborough was first settled in 1675 as part of Chelmsford Township and incorporated as a town in 1713. The area was once home to several mills and factories that produced textiles for the American market. In recent years, Westborough has become known for its high-end real estate market and its many prestigious schools, including Phillips Academy Andover and Deerfield Academy.

The town's topography is hilly with some areas that are wooded. There are several streams and ponds within the town limits that provide recreational opportunities for residents and visitors alike. Several major highways run through Westborough: I-93 runs along the eastern border of the town while Route 9 passes through the center of town on Main Street; Route 128 intersects Route 9 just north of downtown; I-495 enters from Springfield to the west; and Route 2 enters from Northampton to the east.

According to preliminary data released by Maponics in February 2016, Westborough had an average sale price of $1,039,000 which placed it 3rd highest out of all towns in Massachusetts with over 10,000 residents during 2015 (behind Weston ($1,527,000) and Wellesley ($1,521,000)). Additionally during this same time period (2015), Westborough had an average days on market (DOM) of 97 which placed it 4th highest out of all towns in Massachusetts with over 10K residents during 2015 (behind Weston at 102 days DOM; Wellesley at 101 days DOM; Newton at 98 days DOM). These statistics suggest that there is strong demand for housing stock within Westborough – both new construction as well as existing homes – despite recent economic challenges faced by many parts of America throughout 2016/2017
