According to recent reports , real estate prices have been increasing rapidly throughout Bergen County due largely to an influx of wealthy New York City residents looking for suburban living options while still being within commuting distance of Manhattan .[29],[30],[31],[32],[33],[34],[35],[36],[37]] In addition , many affluent families are relocating from neighboring communities such as Englewood Cliffs , Tenafly and Saddle River Township due to their high crime rates [38], overcrowding [39], lacklustre public schools [40], etc .[41]- all factors that have made these areas less desirable choice for those seeking quality suburban living .[42]] Consequently , many affluent families are now choosing communities such as Mahwah which offers excellent public schools [43], plenty green space [44], low crime rates [45]- all factors that make it one of America's most desirable suburbs .[46]] Additionally , since much development takes place outside municipal boundaries - meaning developers don't have any direct impact on zoning or planning decisions - this allows them greater flexibility when designing their projects . This gives developers more creative freedom when designing their projects without fear that they will be held back by restrictive zoning regulations or other local restrictions
