According to Forbes magazine , Montvale ranks No 7 out of America’s top 10 wealthiest towns with populations over 10 thousand residents . With an average household income over $250 thousand , it can be no surprise that real estate prices have soared astronomically over recent years . In fact according to data compiled by Realtor Magazine , homes sold within ZIP code 07645 averaged $1 million more than homes sold within any other ZIP code nationwide during 2017 ! While some attribute this astronomical rise solely to increased demand due to ever increasing ratesof inflation , there appears to be something else going on here too…something much more sinister . It seems that some unscrupulous individuals have taken advantageof our current political climateby artificially inflating prices even further through shady practices such as “shadow flipping” or “flipping” properties multiple timeswithin a short periodof time using various schemes such asthe use oftheshare purchase agreement(SPA)to avoid payingproperty taxesand then sellingthe propertyfora higher pricewithout actually livinginit ..while these practices may seemlegalon papertheyareactuallyillegalandcanresultinthese shady real estate moguls being arrestedand finedby local authorities ..fortunatelythese typesof shenanigansarenotcommonplacein Montvaleproperties typicallysellfortheirtruemarketvaluewithout anyfurtherhassles ..althoughtherehavebeenoccasionswhereunscrupulousindividualshaveusedlocal zoning lawsto theiradvantage ..butusuallythese casesresultinthepropertybeingzonedforaproperuseinsteadoftheshadypractices mentionedabove ..althoughthis does notalwayshappenaslocalauthoritiessometimesresistchangingzoning lawsforthestructureofthemogulstransactions taking placewithin their town or city limits .
