The Price of Home in Hacienda Heights, CA

Hacienda Heights is a city located in the San Gabriel Valley region of Los Angeles County, California. The population was estimated at 106,096 in 2013 by the United States Census Bureau. Hacienda Heights is part of the Greater Los Angeles Area.

The city has a Mediterranean climate with hot, dry summers and mild, wet winters. According to the Köppen Climate Classification system, Hacienda Heights has a warm-summer Mediterranean climate, abbreviated "Csb" on climate maps.

The first Europeans to explore and map the area around present-day Hacienda Heights were Spanish missionaries in 1769. The land that would become Hacienda Heights was part of the vast Rancho San Antonio de Baca y Quadra Mexican land grant given to José María Verdugo in 1839 by Governor Pío Pico. In 1853, after Verdugo's death, his widow sold most of the rancho to American entrepreneur Andrew Glassell for $120,000 (). Glassell subdivided much of it into parcels and began selling lots for homes in what would become known as Glassell Park.

In 1884 an electric streetcar line was built through Glassell Park linking downtown Los Angeles with Pasadena; this spurred development along its route and led to increased demand for housing near it. In response to this demand, Glassell developed more land and started selling it off as well; this eventually led him into bankruptcy and he lost control of much of what would become Hacienda Heights (though some parts remain under his name).

In 1917 Henry Ehrlichman purchased about half a dozen acres from Glassell for use as an experimental citrus orchard; he later sold it to developers who turned it into residential neighborhoods such as Ehrlichman Estates (now part of La Canada Flintridge), Highland Park (now part of North Hills), and Willow Glen (now part of West Hills). These neighborhoods were among the first developed in Hacienda Heights after World War II; they are generally affluent suburban enclaves with large single-family homes on large lots ().

Since then more neighborhoods have been developed: Rancho Mirage Estates (1957), Mission Hills Estates (1960), Sierra Madre Villa Estates (1963), Shadow Hills Estates (1964), Sunland Village Terrace Apartments/ Sunland Village I & II/ Sunland Village III/ Sunland Village IV/ Sunland Village V/Westgate Villas I & II/Westgate Villas III & IV/Westgate Villas V & VI (), Country Club Plaza I & II (), Canyon Crest Highlands () , Summit View Terrace () , Stonebridge at La Canada Flintridge () , The Oaks at La Canada Flintridge () . As a result there are now dozens if not hundreds of different types or styles houses within just a few miles radius from each other ().
